Israeli investors bet on Madrid real estate despite political tensions

Reports indicate that Israeli investors are expanding their footprint in the Madrid real estate market, emphasizing the need to separate politics from business. Analysts note that despite the Spanish government's political stance, the business environment in major Spanish cities remains positive for Israeli investors. Data from the banking giant BBVA shows that Spain's economy is growing rapidly, with the housing shortage projected to reach 725,000 units by 2027.

Israeli firms such as Argis, Genesis, and IBI are currently managing numerous projects in Madrid. Unlike the Israeli market, which faces land scarcity and complex permitting, Madrid offers faster administrative processes and opportunities to convert industrial buildings into residential units. According to a JLL report, home prices in Spain have risen by approximately 53% since 2021, with Madrid now surpassing Barcelona in price per square meter.

However, legal experts warn of significant risks. Attorney Ilan Leibovitch pointed out that Spain's restrictive regulations on short-term rentals (VUTs) in Madrid's historic center could pose challenges for investors targeting tourist revenue. Furthermore, tax experts emphasize that investors must carefully calculate the complex tax burdens in both Spain and Israel beyond just the headline yields.

The investment model for Israelis in Madrid has shifted from purchasing individual apartments toward joint investments and acquiring entire building portfolios. Some real estate consultants suggest that utilizing international corporate structures can help mitigate risks associated with the political climate and potential opposition from pro-Palestinian groups.
